University-managed accommodation
How much will it cost?
Rental of a 3-bedroom furnished apartment unit at Vista Komanwel Apartments ranges from RM1,500 to RM1,800 per month. On a six-student per unit sharing basis, rental for each student ranges between RM270 to RM360 per month. Note that rental rates may change from time to time.
How do I get to campus?
Students staying in the vicinity of the surrounding apartments can get to the campus by a 15-20 minute walk. APIIT also provides a free shuttle bus service from the LRT station for students living on their own or taking the LRT or parking their vehicles at the Bukit Jalil Stadium. Students who live at APIIT provided accommodations will also have access to a special free shuttle bus service that is available at scheduled times. Should students staying in their own accommodation choose to take the special shuttle service, they may do so at a nominal charge of RM20 per month. With reference to this charge, while we do require students to pay this amount, for your convenience we recommend that you get it on a three monthly basis ie paying RM60 for 3 months. However, this is not mandatory. and you can opt to purchase just for the month from the Cashier at the TPM complex.

Private accommodation
Besides our managed accommodation, you can arrange your accommodation in privately owned houses and apartments. Unless you have your friends or relatives who have already prepared for your accommodation, you must come to KL at least 2 or 3 weeks before your course starts, because looking for a suitable place to stay could be tedious.
You have the options to share a room with someone, rent a single room to yourself, or rent a house or an apartment and share it with your friends.
Where to look for accommodation?
Local newspapers
The Star is a local daily newspaper that contains special property pages section for information on houses, apartments and rooms to let as well as property for sale. See www.thestar.com.my. Notice boards and bulletin boards Look for notice boards and bulletin boards where people post notices to rent out a property unit, sublet a room, or look for room mates. Property agents Using a property agent is probably the most expensive way to find your accommodation because you will usually be charged a high deposit and a tenancy agreement fee. They usually advertise themselves in newspapers and notice boards so you can get their contact numbers and call them to find out what type of choices they have and how much it will cost. Ask aroundAsk around the university or your friends. Some of our students may be looking to share out a room or an apartment.
What to look for?
When looking for accommodation, you want to ensure that it is clean, dry, safe, and in good condition. You also need to check with your landlord or property agent what furniture, fittings and facilities that will be provided to you. Make sure you have good bargain for the price that you are paying. It is common to negotiate with the landlord before signing your tenancy agreement.
Also remember that it is important to consider how you are going to travel to and from campus from where you stay, what your transport options are and how effective, where to eat and shop, etc. Talk to our Student Services for suggestions and advice.
Do I need a tenancy agreement?
If you are renting a house or an apartment, you may be asked to sign a Tenancy Agreement. Read the agreement carefully as it defines the rights and obligations of both you and your landlord, your tenancy terms, and it is a legally binding document.
If you are renting a room where you share part of the property with a landlord, you may not be asked to sign an agreement. However, it is best to have a note of any agreement made between you and the landlord to avoid possible misunderstandings at a later date.
What is my checklist before signing a tenancy agreement?
Check how much rent you have to pay, when and how. In most cases, rent is paid on the first of every month. Make sure you retain a copy of receipt every time you make the payment.
Check how much deposit is to be paid.
Make sure you and your landlord know how much notice should be given if either you or your landlord wishes to terminate the tenancy.
Check if electricity, water and gas supply are properly installed and connected. If you need Internet access at home, talk and arrange with your landlord.
Always remember to take good care of the property and the contents that belong to the landlord.
What to do next?
When you are sure that you have made the right choice, pay the deposit. This is a refundable amount and should be returned to you after you move out if the property is left in good order and rent is paid in full. You will also have an inventory to check and sign when you move into the property. If you are not supplied with an inventory, compile one yourself, sign it and send a copy to the landlord.
